you will also need the loan approval statement from the bank before any real estate agent will take you seriously.

I could see some real estate agents not wanting to waste their time showing peeps houses not knowing if they are a qualified buyer for the properties that are being shown.

and when you start looking...take your digi camera. you'll think you can remember which rooms were in what houses...but you'll look at so many houses that it will all start running together.
I took my digital camera with the big memory stick and took like 50 pics of every single house. multiple angles of each room, outside, etc. (unless its a house that you walk into and are just like "oh hell no!")
The pictures will help when you and your hubby are sitting on teh couch going thru the pros and cons of each house. And it will help *after* you purchase a house and wonder how the hell they had a sofa in such and such room. You can look back at the pics and see how they had the furniture laid out, etc.
